As your listing agent, I undertake a number of actions to sell your home for the highest price and in the shortest time frame possible in light of market conditions.  I understand the unique value of your property, and I will give your property the attention and marketing exposure it deserves.  I engage in numerous activities devoted to selling your home, including, but not limited to:

Discuss with you, listen to, and understand your personal motivations to sell and your timetable

Provide you with a thorough market analysis of your home and neighborhood and jointly determine the best pricing strategy for selling your home in light of your motivations and current market conditions

Help you to decide what repair and staging preparations you should take, if any, before listing your home

Take a detailed inventory of your home’s features and assets in order to provide a compelling description of your property to real estate agents and prospective buyers

Hire a professional photographer to take numerous quality photos of your home for our Internet marketing campaign, including aerial photography and local community photography
Create professional marketing materials for your home, including photo selection and key word targeting for optimized Internet searching
Feature your home in the Arizona Regional Multiple Listing Service ("MLS") using between 35 and 75 professional quality, compelling photos of your home designed to hook the viewer and create a welcoming, comfortable feel for your home before the buyer even visits your property
Highlight on the MLS (and other marketing materials) a comprehensive list of your home’s features and assets in order to create a favorable impression on the local agents and prospective buyers
Because more than 90% of all buyers begin their home search on the Internet, I will syndicate your property information and photos to the most popular real estate websites and search engines, such as Zillow,, Google, YouTube, Facebook, and hundreds of other real estate websites
Feature your home on my website,, covering Northeast Valley and Scottsdale homes for sale
Feature your home on the HomeSmart International website (roughly 39% of all buyers use local company/broker websites)
Feature your home in my monthly newsletter, The Williams Report, which is mailed to over 4,300 households in Scottsdale, including many local Realtors
Mail and/or e-mail “Just Listed” postcards and other "e-Flyers" to local real estate agents, neighbors and prospects
Hold Open House opportunities, especially in the first month, and announce open house events through and the MLS
Introduce your home to local agents via office sales meetings and Realtor Marketing Sessions

Place a quality “For Sale” sign on your property​

I will show, follow-up and sell your home to all interested real estate agents and buyers

Promptly respond to all information requests and provide you with timely feedback on the marketing of your home

Inform you of responses and inquiries relating to your home and continue to update you on market conditions

Negotiate the purchase contract for your property, including all offers and counteroffers

Negotiate any inspection period notices and responses, all the way through the final walk-through and closing

Obtain periodic updates from the buyer’s lenders and inform you of any known issues that might impact the closing

When reasonably possible, meet with the home appraiser, if any, to help with the lending process for your buyer

Help you with any other potential sale issues that arise from time-to-time
